Roofing Estimate Template — Free & Fillable
A roof is priced by the square, and every accessory hangs off that measurement. This template starts with a real retail re-roof — shingles, underlayment, ice and water, drip edge, starter, ridge, boots and permit — with decking priced per sheet so the most common roofing dispute is settled before it starts.
Make your roofing estimate
Prefilled with a sample 28-square architectural shingle re-roof — every line, the terms and the notes. Change the quantities and rates to your own, add your logo and the customer’s details, and download a clean PDF. No signup, no watermark.
What goes on a roofing estimate
Start from the measurement: squares of shingle (with your waste factor already in the quantity). Then the system components in the order they go on — underlayment, ice and water, drip edge, starter, field, ridge, vents and flashings — and finally the conditional lines (steep charge, extra layers, decking) and the permit.
| Line item | How it’s priced | Example |
|---|---|---|
| Shingles — tear-off and install | Per square (100 sq ft) incl. waste | $380–$450/sq |
| Synthetic underlayment | Per 10-square roll | $275 |
| Ice & water shield | Per roll (2 squares) | $145 |
| Drip edge | Per 10 ft piece | $32 |
| Starter / hip and ridge | Per bundle | $68 / $88 |
| Ridge vent | Per 4 ft section | $38 |
| Steep charge | Per square, 8/12 pitch and up | $65/sq |
| Decking replacement | Per sheet, only as needed | $95/sheet |
| Permit | Flat | $175 |
Example prices come from the Summit Ridge Roofing demo price book (Plano, TX). Your market, crew and suppliers will differ — use them for structure, not as a rate card.
How to price a roofing job
Measure the roof — from an aerial report or on the roof — and add a waste factor before you price anything: around 10% for a simple gable, 15% or more for a cut-up hip roof with valleys and dormers. Underlayment rolls, starter and ridge bundles and drip edge pieces all derive from that measurement plus the linear feet of eaves, rakes, hips and ridges.
Price the things that change with the roof rather than the house as separate lines: steep charges on 8/12 and up, a second layer to tear off, two-story access, chimney flashing. They explain why two 2,000 sq ft houses get very different numbers.
Never bury decking in the base price. Quote it per sheet, “as needed,” with a promise to photograph every sheet you replace. It is the most common dispute on a re-roof, and a per-sheet price agreed in advance ends it.
Deposits and payment schedule
On retail jobs, many roofers take the deposit when materials are delivered rather than at signing — 50% at delivery, the balance at completion — which reassures homeowners who have heard deposit-and-disappear stories. On insurance jobs, the first (actual cash value) check typically funds the deposit, and the balance — recoverable depreciation plus any approved supplements — is due at completion.

Insurance claims, supplements and warranty
On a storm claim, line your estimate up with the adjuster’s scope item for item, and add supplements — code-required drip edge, decking found after tear-off — as separate lines once the carrier approves them. The deductible is the homeowner’s responsibility: Texas and a number of other states prohibit contractors from waiving, rebating or absorbing it, so say so on the estimate.
State your workmanship warranty in years, and explain that the manufacturer’s system warranty usually requires their matching underlayment, starter and ridge — which is why those lines name the product. Include the re-roof permit, and say how you protect landscaping and clean up nails.
Frequently asked questions
How do roofers calculate an estimate?
Measure the roof in squares (100 sq ft each), add a waste factor for the roof’s complexity, and price shingles per square. Then add the components that follow from the measurement — underlayment, ice and water, drip edge, starter, ridge and vents — plus conditional lines like steep charges, extra layers and decking, and the permit.
How should a roofing estimate handle rotted decking?
As a per-sheet price, “as needed,” separate from the base price — for example, $95 per sheet of 7/16" OSB. Photograph every sheet you replace and bill only what you use. The homeowner agrees to the unit price before tear-off, so there’s nothing to argue about after.
How much deposit should a roofer ask for?
It varies by state and by job type. A common retail pattern is 50% at material delivery and the balance at completion; on insurance work, the first insurance check funds the deposit. Check your state’s rules — some cap home-improvement deposits.
Can I waive the insurance deductible on a roofing estimate?
No. Texas and several other states make it illegal for a contractor to waive, rebate or pay a homeowner’s deductible, and it’s insurance fraud in spirit everywhere. Put a line on the estimate that the deductible is the homeowner’s responsibility.
